What's the first step in buying a home?

Get your finances in order before you start looking. That means understanding your budget beyond what a lender pre-approves you for, reviewing your credit, and having a clear picture of your down payment and reserves. The financing stage is where many buyers get stuck, and preparation avoids that.

What happens if the appraisal comes in low?

This happens more often than people think, especially in shifting markets. You have options: negotiate with the seller, make up the difference in cash, challenge the appraisal, or walk away if your contract allows it. Having a plan for this scenario before it happens is key.

How long does the buying process take?

From offer acceptance to closing, a typical transaction takes 30 to 45 days. But the total timeline from starting your search to moving in can vary widely. Being prepared with financing and knowing what you want speeds things up significantly.

What are closing costs?

Closing costs typically range from 2% to 5% of the purchase price and include lender fees, title insurance, escrow fees, prorated taxes, and other transaction costs. I'll walk you through a detailed estimate before you make an offer so there are no surprises.

Do I need a home inspection?

Absolutely. In Arizona, inspections are especially important for catching issues with HVAC systems, roofing, plumbing, and the foundation in desert soil conditions. The inspection period is one of the most critical stages of a transaction, and skipping it is a risk I'd never recommend.
